Functional and different housing types

The homes in Travbyen are different and designed with a focus on functionality, low climate impact and community. They range from 41 to 165 m2. Which is under the average size for new homes being built. This is a conscious choice to ensure a lower climate footprint. In return, the many shared facilities should be seen as an extension of the home. This applies, for example, to the neighbourhood room, the town office and guest rooms.

Most homes have either their own balcony or an open terrace facing the courtyard. The courtyard serves as a shared garden for the residents.

To reduce the climate footprint, the homes in Travbyen have been built with the environment in mind. Recycled materials have been used wherever possible, and construction methods have been chosen with a focus on reducing resource consumption and waste. This means that the materials are not only durable and timeless, but also contribute to lower CO2 emissions throughout the building's lifetime. 

The homes also have different appearances, characterised by recycled and climate-friendly materials, which helps to create a special atmosphere in the neighbourhood. 

 

 

Bright and well-designed rooms

Inside the homes, you will find bright and well-designed rooms, created with a focus on both aesthetics and function. The large windows draw daylight deep into the rooms, creating a calm and inviting atmosphere.

The floors are made of durable oak parquet, which provides warmth and can withstand everyday use. 

Kitchens are constructed from timeless materials, with modern elements and robust stainless steel worktops ensuring both durability and an elegant, Nordic look. 

Bathrooms are designed with functional solutions, elegant tiles and timeless fittings, creating a common theme throughout the home. 

Windows and doors are of high quality to ensure optimal insulation, a comfortable indoor climate and low energy consumption all year round.

The choice of materials, both inside and out, is characterised by consideration, sustainability and durability – all to create a home that feels modern, functional and warm from day one.

Terraced Houses

The terraced houses have two and three floors with 2-5 rooms – designed for families who want flexibility, proximity and functionality. There is space to play on the stairs, enjoy morning coffee in front of the house and live life at your own pace. Each home has its own character with warm woods and colours such as green, dark blue and brick red. Some facades even have a whimsical look – like a gable window that resembles an eye and a drainpipe that looks like a trunk. A fun and different touch that makes it easy to say, ‘This is our house.’

Apartments

The apartments have been designed with both functionality and diversity in mind. Here you will find everything from smaller apartments for singles and couples to larger homes with room for the whole family. There are two-bedroom apartments with smart floor plans and spacious four-bedroom homes with plenty of room for a large family. Some of the flats have views of green communal areas and city life, while others are more secluded and invite tranquillity. What they all have in common is that they are bright, inviting and easy to furnish – with good opportunities for both socialising and privacy.

Urban villas

The urban villas combine the feeling of owning your own home with the best aspects of community living. You get your own entrance, two or three floors with four to five rooms, so there is space for both peace and socialising. The urban villas are suitable for both families and those who need a home office or a small hobby room. Inside, the homes are bright and flexible – with the opportunity to decorate them personally and functionally. Many of the villas have access to private, raised terraces where you can enjoy a quiet moment in the sun, eat dinner under the open sky or grow herbs and flowers.

Bokaler

Bokaler is a mix of residential and commercial space, aimed particularly at self-employed people with small businesses who want to combine their everyday life and work at a single address. There is plenty of room for both, and the transition between private and working life becomes easier and more flexible. It is a practical, functional and attractive solution for those who want to run their business close to home – without compromising on quality or peace and quiet.

Frequently asked questions

  • When will the new neighborhood be fully completed?

    The neighborhood will be developed in stages over several years, with no final completion date set.

  • How many homes will there be, and what types?

    In Travbyen, approximately 550 homes will be built. In the first phase, expected to be completed by late 2026, 171 homes with 1 - 4 bedrooms will be built:

    • 51 townhouses (54-151 m²)
    • 100 apartments (41-114 m²)
    • 7 'bokaler' - mixed business and housing (114 m2)
    • 16 urban villas (116-144 m²)
  • Can you sign up for a housing waiting list?

    From mid-2025, we expect to be ready for registrations, including specific information about the individual homes.

    By signing up for our newsletter, you will be among the first to be informed when we begin the sale and rental of homes.

  • Can you buy a building plot?

    In the first phase, 52 homes will be put up for sale. This will be a mix of apartments, town houses and urban villas. Building plots will not be put up for sale in the first phase, and it is still uncertain whether this will be an option in the future.

  • How will parking be managed?

    Travbyen is designed to make sustainable living easy, natural, and enjoyable. The district will prioritize pedestrians and cyclists with shared parking facilities to create a green and safe environment.

    Parking houses will include electric charging stations and possibilities for car-sharing schemes to accommodate most vehicles. 

    It will be possible to drop off items and furniture near homes.

  • Is there disabled parking in Travbyen?

    There are disabled parking spaces both on the street (a few) and in the car parks.

    Everyone with a car will have to walk a little to get to it, including disabled people. Unfortunately, it has not been possible to place disabled parking spaces right next to the current accessible housing.  

  • Is smoking permitted in Travbyen?

    We want a smoke-free neighbourhood. Smoking is not permitted in homes or communal areas.

  • Domestic animals in Travbyen?

    We want a diverse neighbourhood, which is why it will be possible to have pets in construction areas 1 & 3 by prior agreement.

The different types of housing in Travbyen were developed based on a comprehensive survey that we conducted a few years ago in close collaboration with Billund Municipality. Around 1,000 citizens participated and shared their wishes, needs and dreams - input that has had a major impact on the types of housing that now form the basis of the neighbourhood.

The housing types have been deliberately mixed across the construction sites to create a lively, varied and dynamic neighbourhood where people with different needs and life situations can thrive side by side.

In the first four construction areas, the specific distribution of homes and housing types has been determined. We will then continue to build based on the experience we gain and the needs that arise along the way. Travbyen is therefore being developed at a natural pace, where housing types can be continuously adapted so that the neighbourhood is as inclusive as possible.
